A Dutch address for a company run from abroad
We provide a virtual office in Amsterdam or Rotterdam for a Dutch BV or NV whose directors live abroad, or for an existing foreign company that wants a Dutch address. You get the address, post and call handling and meeting rooms on demand, on the same domicile-only terms as our business address service.

A postal address in the Business Register
Amsterdam or Rotterdam, entered as the company's postal address, which the register records for every legal person (art. 15 lid 1 Hrb 2008). For a BV or a public limited company in the Netherlands.
A contract the KVK can read
A service or tenancy contract stating the facilities you may use: the proof of use the KVK asks for. Its facilities clause decides which address it supports.
Post handled
Received and forwarded unopened, or scanned and sent on without comment. The government reads scanning without comment as reception work (Kamerstuk 36102 nr. 6, note 11, 2022).
Calls put through
Calls to the company are put through to you. DNB classes an address with calls put through and post forwarded unopened as domicile only, not a trust service.
Meeting rooms on demand
A room in the building when you need to meet someone in the city. In the same government reading, meeting rooms are reception work too.
The Wwft intake, done once
Before the contract, the operator verifies your identity, the UBO and the purpose of the address, as the Wwft requires of every client.

Where the service stops
What we never include, and what the address never does.
- No bookkeeping, annual accounts or tax returns for you or your group (art. 1 Wtt 2018).
- No legal advice or assistance and no director recruitment for an address client.
- Splitting them across two firms of one group changes nothing (art. 3 lid 4 Wtt 2018).
- No nominee, no director and no general power of attorney.
- No promise that the KVK records the address as your visiting address.
- Not a VAT place of establishment or fixed establishment (Regulation (EU) No 282/2011, art. 10 and 11).
- No change of tax residence: a Dutch-law BV is resident already (art. 2 lid 5 Wet Vpb 1969).
- Not substance: the government's office test asks for premises available for at least 24 months.
Those services come from a firm outside the operator's group, or from a trust office licensed by DNB.
Postal address or visiting address
Three address facts apply to all types of companies in the Netherlands. Your contract decides which of them a virtual office can be.

How the process works
Three shared steps, then route A for a new BV or NV, or route B for a foreign company.
Choose the city, the building and the address type
A postal-address contract or a workplace contract; the KVK's checks run on the building before you sign. Client, with us.
Wwft due diligence
The operator verifies identity, the UBO, the ownership chain and the purpose; no contract before it is complete. The operator.
Sign the contract
Its facilities clause decides: visiting address, or postal address only. Operator and client.
Route A: deed and first registration
The deed names the statutory seat; the notary files the BV, with the contract as proof of use, within one week of the deed (art. 20 lid 1 Hrw 2007). KVK fee EUR 85.15 (2026). Route B: does the foreign company register at all?
Only with an establishment, a building in the Netherlands where it works durably (art. 5 Hrw 2007); otherwise registration is voluntary. Client, with its adviser.
VAT number and official post
Route A: a BV whose activities are subject to VAT gets its VAT number within 10 working days of registration. Route B: if required, the foreign-entrepreneur form with the International Office. Belastingdienst.
Running service and compliance
Reception work only; the client file is kept five years after the relationship ends. The EU AML Regulation covers address providers from 10 July 2027. The operator.
Change or end of the address
Your director files a new address within one week, free of charge; a seat move to another municipality needs a notary. The company's director.

What the Wwft and the KVK ask for. No Dutch bank account, no Dutch payment method.
- Passport or ID card of each director.
- Passport or ID card of each UBO: above 25% of shares or votes, or effective control.
- For a corporate shareholder, a current extract from its home register.
- The ownership chart, down to the natural persons.
- Proof that the signatory may represent the company.
- A short note on your activities and the purpose of the address.

Problems we solve

- "Guaranteed for the KVK" answers the wrong question
A refund promise is a commercial term. The KVK records a postal address and tests a visiting address, so we explain the test and promise the postal address.
- An operator you can check
Four checks before you sign: the building in the BAG with an office use, the operator registered there to let premises, Land Registry ownership, and a contract naming the facilities (KVK).
- A foreign company that does not have to register
Registration follows an establishment, a building where the company works durably, not an address. Without one, KVK registration is voluntary (art. 5 Hrw 2007).
- Onboarding from abroad
The Wwft asks for verified identity, the UBO and the purpose of the address. It does not ask for a Dutch bank account or a Dutch payment method.
- Official post in Dutch, with deadlines
Belastingdienst letters carry their own deadlines, so how fast your post is scanned and sent on is written into the contract as a term.
- The address is in the BAG and its designated use fits office work.
- The operator is registered in the Business Register at the same address, with the activity De verhuur of bemiddeling van bedrijfsruimte (letting or brokering business premises).
- The landlord's ownership is shown at the Land Registry (Kadaster).
- The contract states the facilities: postal address only, or a workplace during opening hours.

Frequently Asked Questions
Will the KVK accept a virtual office in Amsterdam as our company's registered address?
As the postal address, yes: the KVK describes virtual-office contracts as contracts you can use as a postal address. As the visiting address, only if the company actually works there and does most of its work there, under a contract that states those facilities. Nobody can guarantee the KVK's decision on the visiting address.
Is a virtual office address "guaranteed" for KVK registration?
No official source supports a guarantee. The KVK checks that the address is in the BAG with a fitting use, who owns the building according to the Land Registry, and whether the operator is registered at that address. A refund-backed guarantee is a commercial term between you and the provider, not the KVK's acceptance.
Are virtual offices forbidden in the Netherlands?
No. A PO box is not permitted as a visiting address, but the KVK said in a press release of 29 August 2025 that "a virtual office or postal address can offer solutions". What a virtual office can be registered as depends on the contract's facilities clause and on where the company actually works.
Our company is foreign. Do we have to register in the Netherlands because we rent a Dutch address?
Not because of the address. A foreign company's enterprise is registered when it has an establishment in the Netherlands, a building where its activities are carried on durably (art. 1 and art. 5 Hrw 2007). A virtual office does not by itself make one. Without an establishment, registration is voluntary, for instance when customers ask for it.
Why does a virtual office provider ask for passports, the UBO and the purpose of the company?
Because the law requires it. An operator that provides addresses is a Wwft institution and must verify the client's identity, identify the UBO (above 25% of shares or votes, or effective control) and establish the purpose before any contract, for every client. It keeps the file for five years after the relationship ends.
Can the virtual office provider also keep our books or file our tax returns?
Not for an address client or its group without a DNB trust-office licence. An address plus bookkeeping, annual accounts, tax returns, legal assistance or director recruitment is a trust service under the Wtt 2018, even when split across two firms of one group. The base fine is EUR 2,500,000 per breach, with a maximum of EUR 5,000,000.
Does a virtual office give our company a Dutch VAT establishment or Dutch tax residence?
No VAT establishment: under Implementing Regulation (EU) No 282/2011 a postal address alone is not a place of establishment, and a VAT number alone is not a fixed establishment. Tax residence does not move either: a company incorporated under Dutch law is deemed resident in the Netherlands whatever its address (art. 2 lid 5 Wet Vpb 1969).
Is a virtual office enough for substance?
No. The government's published office test, written for the safe harbour of the conditional withholding tax (Uitvoeringsregeling bronbelasting 2021), asks for premises available for at least 24 months, with an office actually used. A virtual office contract with post and calls handled does not meet that test, and we do not present it as substance.
Can I use a virtual office as my business address, and can a virtual address be a physical address?
As your postal address, yes. As your visiting address, the physical one, only where the company really works at the building under a contract that gives it a workplace there; a PO box never qualifies. Calls put through and post scanned without comment stay reception work and do not change which address it is.
Can you work in the Netherlands as a company without a registered address?
A Dutch legal person always has a postal address in the register, and one with no enterprise and no establishment still records a visiting address (art. 15 Hrb 2008). A foreign company with no Dutch establishment need not register at all. For a Dutch company, the city matters only as the statutory seat named in its articles.
Will banks accept a virtual address?
Some banks require a permanent address in the Netherlands or a Dutch business address, according to the government's business portal. No official source says whether a virtual address satisfies a particular bank, so we do not promise it. Each bank decides on its own onboarding; ask it before you rely on a virtual office for the account.
How much does a virtual office cost, and can I get a virtual address for free?
Our price is on request. The state charges EUR 85.15 to register a company with the KVK (2026) and nothing for an address change. The one free domicile address on an official page is SIDN's for .nl domain holders abroad; it forwards no ordinary post and cannot be a company's address in the register.
What is the best virtual office provider, and how do I check one?
We do not rank providers by name. Check any building the way the KVK does: the address in the BAG with an office use, the operator registered at the same address with the activity of letting business premises, and the landlord's ownership at the Land Registry. Searching the register by name or address is free.
Do I need to visit the KVK office in Amsterdam?
Not for a new BV: the civil-law notary files the registration after the deed. If you do need the counter, the KVK Amsterdam office receives visitors by appointment only, booked online with DigiD. A foreign company whose director cannot visit can send the originals by post with a legalised copy of the director's ID.
What changes for virtual office providers in 2027?
From 10 July 2027 the EU Anti-Money Laundering Regulation, Regulation (EU) 2024/1624, treats providers of a registered office, business address or correspondence address as trust or company service providers. Directive (EU) 2024/1640 requires Member States to license or register them by the same date. How the Netherlands will do this is not yet published.
